Why this matters

One size doesn’t fit every mortgage.

No two circumstances are the same, so the right lender and product for one homeowner may not be right for another. Good advice starts with understanding your situation, not fitting you into a single product.

Start with clarity

Tell us what you’re trying to do and we’ll point you towards the advice, lenders and next steps that are most likely to fit.

  • Are you buying, moving, remortgaging or dealing with something more complex?
  • Do you know which lenders are likely to say yes based on your circumstances?
  • Has your situation changed since you last reviewed your mortgage?

Get a quick mortgage estimate.

This is a quick guide only, not a mortgage offer or personal advice. Speak to an adviser so affordability, fees and lender criteria can be checked properly.

A rough guide to what you might be able to borrow, based on a common income multiple. Actual lending depends on full affordability checks, commitments and lender criteria.

Decision in principle

Know what you can borrow before you view.

A decision in principle (sometimes called an agreement in principle) gives you an early indication of how much a lender may lend, based on a soft credit check. It’s not a mortgage offer, but it helps you shop with confidence.

  • Usually takes minutes to arrange, with no impact on your credit score
  • Shows estate agents and sellers that you’re a serious buyer
  • Gives a realistic borrowing figure before you fall in love with a property

Broker vs bank

Why speak to a broker instead of going direct?

A bank can only offer you its own products. A broker compares the wider market on your behalf.

Mortgage FAQs

Questions people ask before getting advice.

What type of mortgage advice do I need?

It depends on what you’re trying to do. Use the services above as a starting point, or get in touch and we’ll point you towards the right advice even if your situation is a mix of a few of them.

Is mortgage advice from The Mortgage Hive free?

Yes, The Mortgage Hive doesn’t charge a broker fee for standard mortgage advice. Other costs may still apply during the process, such as lender, valuation or solicitor fees.

Will checking my mortgage options affect my credit score?

Submitting an initial enquiry to The Mortgage Hive should not affect your credit score. A full lender credit search may be needed later depending on the route, but that will be explained before it happens.

Do you only cover certain lenders?

No. We compare options across more than 100 lenders, rather than only offering products from one provider, so we can look at what’s actually likely to suit your circumstances.

What if my situation doesn’t fit any of the categories above?

Many circumstances are a combination of a few of these, or don’t fit neatly into one category. Get in touch and we’ll help you work out the right starting point.

How quickly can I speak to an adviser?

We aim to respond to enquiries quickly, usually within one working day. Timescales can vary depending on demand and how complex your situation is.

Final checkpoint
